Sonic Title is seeking a sharp, solutions-driven Title Clearance Specialist to help move files from title commitment to closing with speed, accuracy, and confidence. This role is responsible for reviewing title work, identifying issues that could delay or prevent closing, and taking ownership of the clearance process by coordinating with all parties necessary to resolve liens, judgments, ownership concerns, payoff issues, probate matters, municipal items, and other title defects. The ideal candidate is detail-oriented, highly organized, and knows how to keep transactions moving while protecting compliance and reducing risk. This is a critical role for someone who understands that a clean title is not just paperwork; it is the foundation of a smooth closing experience. Responsibilities: • Review title commitments, searches, and supporting documents to identify title issues requiring clearance • Manage title clearance files from initial review through final resolution and closing readiness • Work with sellers, lenders, attorneys, municipalities, agents, probate courts, and internal team members to obtain documents and resolve title defects • Order and review payoffs, municipal information, death certificates, probate documents, trust documents, divorce decrees, satisfactions, and other curative items • Clear liens, judgments, open mortgages, tax issues, unreleased deeds, ownership discrepancies, estate matters, and other encumbrances affecting insurability • Communicate clearly and proactively with escrow officers, processors, agents, lenders, and clients regarding file status and outstanding conditions • Maintain accurate notes, follow-up timelines, and file documentation to ensure efficiency and audit readiness • Escalate complex clearance issues when needed and help develop practical solutions to keep transactions on track • Ensure all clearance work is completed in compliance with company procedures, underwriting requirements, and applicable laws and regulations • Assist in reducing delays by identifying issues early and driving timely resolution Qualifications: • Previous title, escrow, real estate, mortgage, or related settlement services experience preferred • Strong understanding of title commitments, title defects, lien clearance, and curative documentation • Ability to read and interpret legal and real estate documents, including deeds, mortgages, probate documents, trusts, judgments, and divorce-related documents • Strong organizational skills with the ability to manage multiple files and deadlines at once • Excellent problem-solving skills and the ability to think critically through complicated title issues • Strong written and verbal communication skills • Close attention to detail and commitment to accuracy • Ability to work efficiently in a fast-paced environment and take ownership of assigned files • Proficiency with title software, Microsoft Office, and general file management systems preferred • Knowledge of Michigan title and closing practices preferred Compensation: $20 hourly
