    Our client, a title insurance brokerage company is seeking to hire a Title Clearance Specialist

    The Title Clearance Specialist is responsible for reviewing, analyzing, and resolving title issues to ensure that properties have a clear, marketable title prior to closing.

    This role works closely with title companies, attorneys, lenders, and internal teams to remove defects and facilitate smooth real estate transactions.

    Responsibilities:

    • Review title reports, commitments, and related documents to identify title defects, liens, encumbrances, and discrepancies
    • Research public records, legal documents, and property history to verify ownership and uncover issues
    • Coordinate with attorneys, title companies, municipalities, and other third parties to resolve title problems
    • Obtain and prepare necessary documentation such as lien releases, satisfactions, judgments, affidavits, and corrective deeds
    • Follow up consistently on outstanding issues to ensure timely clearance prior to closing deadlines
    • Communicate updates clearly to internal teams, clients, and stakeholders regarding title status
    • Ensure all required documentation is accurate, complete, and compliant with legal and company standards
    • Maintain organized records of all title-related work and correspondence
    • Identify potential risks and escalate complex issues as needed

    Qualifications:

    • Experience in title insurance, real estate, or a related field preferred
    • Strong understanding of title reports, liens, and property records
    • Excellent research and problem-solving skills
    • High attention to detail and accuracy
    • Strong communication and organizational skills
    • Ability to manage multiple files and meet deadlines in a fast-paced environment
    • Proficiency in Microsoft Office and title or real estate software
    • Knowledge of local and state real estate laws and regulations
    • Experience working with municipalities, courts, and recording offices
    • Ability to interpret legal documents related to property ownership
