    Howard Law is a growing law firm focused on foreclosure, bankruptcy, and creditors’ rights representation for lenders and loan servicers. We are seeking an experienced Title Examiner to support our foreclosure practice through detailed title review and lien analysis. The Title Examiner will be responsible for conducting title searches, analyzing the chain of title, and identifying lienholders and parties with an interest in the property. This role plays an important part in ensuring accurate foreclosure filings and proper identification of interested parties. This position is ideal for candidates who have worked in: • Foreclosure law firms • Default servicing companies • Title companies handling foreclosure reports • Creditors’ rights firms Responsibilities: Title Examination • Conduct title searches and chain-of-title analysis • Review deeds, mortgages, assignments, liens, and judgments • Identify lienholders and parties with an interest in the property • Determine lien priority • Review legal descriptions and recorded instruments • Identify title defects or irregularities • Prepare title summaries and reports for attorney review File Review • Review property records to confirm ownership history • Identify junior lienholders and encumbrances • Review files for bankruptcy filings affecting foreclosure • Maintain organized electronic case files • Ensure accurate documentation of title findings Qualifications: Required • 2+ years experience as a Title Examiner, Title Analyst, or Abstractor • Strong knowledge of chain-of-title analysis • Experience reviewing deeds, mortgages, assignments, liens, and judgments • Strong attention to detail and analytical ability Preferred • Experience working in a foreclosure or creditors’ rights law firm • Experience reviewing foreclosure title reports • Familiarity with Florida property records • Experience using county public record systems Skills • Title research and examination • Public records analysis • Chain-of-title review • Lien priority determination • Real estate document review • Strong organizational skills Compensation: $60,000 - $75,000 yearly
