The ideal property manager must be able to manage a portfolio of properties and possess strong leadership and customer service skills in dealing with residents, board members, and vendors. This position will be responsible for enforcing regulations, preparing budgets and processing financial matters, and attending board meetings (day or evening). This position requires someone who has strong computer skills, is able to take initiative, is well organized, detail-oriented, and able to speak in front of large groups. Responsibilities: Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing Prepares annual budget to help make sure financial objectives are met Help create and organize marketing initiatives that generate excitement and new qualified leads/leases Coordinates and manages all facets of resident move-in and move-outs including processing applications to ensure smooth processes Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction • Assist tenants in transitioning to homeownership • Find additional clients looking to buy or sell • Generate additional transactions by finding excellent rental opportunities available to purchase • Candidate will also need to have a KY and/or IN real estate license. The total compensation package includes bonuses paid with part-time real estate transactions being generated Qualifications: 1-2 years of customer service and sales experience preferred Enjoys meeting people and takes pride in providing excellent customer service Exquisite presentation and negotiation skills High School Diploma or GED required Able and willing to work both evenings and weekends • Familiarity with Google G-Suite and CRM's Compensation: $55,000 at plan earnings
