    GENERAL SUMMARY:

    Under the direction of a real estate regional director, responsible for managing a portfolio of real estate investments, including equity properties and joint venture partnerships. Maximize the value of State Teachers Retirement System of Ohio (STRS Ohio) real estate investments by ensuring that properties and venture investments are managed in conformance with established standards.

     

     PRINCIPAL DUTIES AND RESPONSIBILITIES:

    1. Analyze, make decisions, secure requisite approvals and ultimately execute on investment and management‑related issues such as lease negotiations, mortgage re‑negotiations, property sales and property management and capital improvement programs.
    2. Establish operating goals for properties, monitor performance through budgets, monthly operating and financial statements, lease reviews and conduct periodic site visits.
    3. Assist with new investment due diligence process.
    4. Function as trouble‑shooter on under-performing properties. Make recommendations and implement programs to improve their return.
    5. Monitor compliance with negotiated agreements for joint ventures.
    6. Oversee property managers and leasing teams and evaluate their effectiveness. Lead the selection of property management firms and manage these relationships to create additional investment opportunities for STRS Ohio.
    7. Assist the real estate regional director to devise and coordinate training of asset management associates.
    8. Occasional travel and overnight stays may be required dependent upon business needs.
    9. Prepare special projects as assigned.

    Required Skills

     

    KNOWLEDGE, SKILLS AND ABILITIES:

    1. Bachelor’s degree in business administration, accounting, economics, finance or related field required.
    2. Master's degree in business administration, accounting, economics, finance or related field preferred
    3. Ten to fifteen years’ experience in managing large and/or complex institutional investments required.
    4. Chartered Financial Analyst (CFA) holder preferred.
    5. Comprehensive experience and familiarity with a diverse range of property types and financial structures including joint ventures required
    6. Excellent analytical and negotiation skills required.
    7. Comprehensive knowledge of commercial leases and operations required.
    8. Working knowledge of Argus reports required.
    9. Proven ability to analyze third party appraisal reports, bring attention to possible inconsistencies and advocating on behalf of the property.
    10. Strong leadership skills and ability to assist in training and development of analysts and other less experienced real estate associates required.
    11. Ability to work with and preserve confidential information required.
    12. Superior oral and written communication skills required.
    13. Interpersonal skills necessary to deal effectively and courteously with internal and external contacts
    14. Proven ability to operate Microsoft Office programs with a high level of proficiency in excel and standard office equipment
    15. Ability to work independently and in a team environment while meeting deadlines with minimal direct supervision required.
    16. Excellent work record of attendance, punctuality and the ability to maintain a flexible work schedule to meet business needs. Occasional evening, weekend and non-regular work hours may be required.
