    Tri Pointe Homes San Diego is looking for an experienced, enthusiastic individual to join our talented group as a Project Manager.


    Position Highlights: The Project Manager acts as the key company contact for all project-related tasks. This position successfully manages projects to meet designated milestones, budgets, and profitability.

    Position Responsibilities:

    • Drive the due diligence process and accomplish objectives and timelines to establish critical issues regarding product development, model complex, and budgeting assumptions.
    • Market tracking, pricing, and lot premium recommendations, as needed.
    • Manage all feasibility and due diligence studies to analyze potential risk, cost, and/or schedule ramifications.
    • Responsible for the creation and tracking of consultant and fee budgets.
    • Establish entitlement and project approval schedule.
    • Achieve business plan objectives by providing project milestones, business plan projections, and critical path and follow-up items from due diligence.
    • Select and supervise consultant teams, negotiate contracts for services including, but not limited to, architecture, landscape architecture, mechanical engineer, geotechnical, environmental, and civil engineer.
    • Collaborate with internal departments to launch projects with sales, operations, and purchasing.
    • Create, track and update budgets through coordination with controller and internal departments.
    • Contribute supporting documentation and exhibits for inclusion in the Land Committee Acquisition Package.
    • Acquire project entitlements and approvals by negotiating with municipalities, government agencies, and homeowner groups.
    • Obtain EIR/Negative Declaration, agency approvals, tentative map, a final map, improvement plans, design review approvals, and city/county specific approvals.
    • Manage product, plan development by confirming city-specific requirements, and supervise consultants for adherence in preparation of required construction applications and approvals.
    • Coordinate site plan analysis for fit, unit mix, utility locations, and product features.
    • Review easements, partnership, development, governmental agreements, and legal documents.
    • Monitor progress of site development work to ensure project opening occurs on time.
    • Monitor jurisdiction fee, general plan, guideline, ordinance, or other impactful updates. Advise division on upcoming impacts.
    • Develop documents related to BRE, CC&R’s, and disclosures for processing. Set up HOA’s and serve as liaison and Board member.
    • May be responsible for securing all bond exonerations.
    • Monitor project sales and provide input and direction on pricing and incentives and manage competition market graph, as needed.
    • Collaborate with sales, marketing, and purchasing in the design and execution of model complex including model vision, model merchandising, site plan, and landscape design.
    • Other duties as assigned.

    Position Qualifications :

    • Bachelor’s Degree required, preferably in real estate and/or construction management, required.
    • A minimum of 5 years of experience in real estate development, business, construction management, land planning, civil engineering, or related fields is required.
    • Community relations skills desired.
    • Superior verbal and written communication skills including grammar, spelling, and proofreading skills.
    • Strong analytical skills with a focus on solving problems and developing creative solutions.
    • Ability to work both independently and collaboratively.
    • Proficient in Microsoft applications including Word, Excel, Outlook, and PowerPoint.

    Compensation & Benefits

    • Base Salary: The expected base salary range for this position is between $104,200-154,400 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday.
    • Bonus: This position is eligible for an annual performance-based cash bonus. Bonuses are earned, calculated and paid in accordance with the terms and conditions of the Company’s applicable incentive plan document.
