Job Description:
Communicate effectively with community members, guests, visitors, and staff
Ensure that all work has been completed in a safe, prompt, and professional manner
Communicate concerns of the community with Community Manager
Prepare job related documentation
Serve as a role-model by following all policies and procedures
Present an appearance appropriate to the image of Trinity Property Consultants
Responsible for meticulous upkeep of grounds, amenities, building exteriors, and leasing office, parking lots, and other community buildings/grounds
Remove trash from office areas and apartment community perimeter on a daily basis
Assist in the preparation of market ready units, including remove trash from vacant apartments (trash out) prior to make-ready
Assist Maintenance Supervisor/Community Manager and/or perform assigned tasks in a timely manner
Assist in the cleaning of available apartment homes and/or model as needed
Assist maintenance team with snow removal (If applicable)
Additional tasks or duties assigned by Community Manager
Essential Functions:
The Porter position must have the ability to complete the following items in a responsible and professional manner that meets company standards. These responsibilities include but are not limited to:
Neat, clean, and professional at all times throughout the workday and/or whenever present at the community
Demonstrate ability to perform skills for communicating with residents, team members, and management
Demonstrate ability to contribute to and foster a team approach to serving residents and maintaining a successful community
Comply with expectations a demonstrated in the employee handbook

Qualifications:
Computer Skills:
Beginner computer and Internet knowledge preferred
Learning and Development:
Maintain a commitment to ongoing professional development and career growth through our company’s continuing education programs
Education:
High school education or equivalent is preferred
Accurately perform basic mathematical functions
Professional Experience:
Minimum one year porter experience in the Multifamily Industry

Physical Demands:
Physical demands may include the ability to lift up to 50 pounds. The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. The team member may occasionally be required to climb. Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus. The team member will be required to work at a personal computer. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends as needed.
Attendance/Travel:
This position is a full time position. Regular attendance and active participation/planning at company functions and events is also required.
