    Job Description:

    A strong leader that ensures optimal functioning of building systems including mechanical, plumbing, electrical, fire/life safety, and elevators. Leveraging organization skills, problem solving, and creative thinking, the Facilities Manager would resolve escalated issues, drive continuous process improvement and team development. This position relies on experience and judgment to plan and accomplish goals and leads and directs the work of others with a wide degree of creativity and latitude.

    Key Responsibilities:

    Provides leadership to his team while anticipating potential problems and takes preventative actions.

    Strong understanding of commercial mechanical and refrigeration systems with the ability to pre-diagnose and troubleshoot prior to scheduling repairs/replacement.

    Coordinate the implementation of preventative maintenance and oversee throughout the process

    Responsible for setting scope, technical specifications, budget tracking, schedule, subcontractor/vendor bidding and management and implementation of facility and maintenance projects.

    Build and maintain strong customer relations with subcontractors, vendors and internal customers.

    Plans project specific work schedule, helps manage Independent Contractors' work schedule, day to day job activities and coordinates material and equipment requirements.

    Physical Demands:

    Physical demands include the ability to lift up to 50 pounds. The employee will be regularly required to sit, stand, walk, and reach using feet, legs, back, arms and hands as well as talk and hear. The employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends, as needed.

    Attendance/Travel:

    This position is a full time and may require the availability to work some nights, weekends, and occasional holidays. This position also requires regular attendance and active participation/planning at all company functions and events.

    Qualifications and Experience:

    10 Years Experience in construction management, mechanical engineering, or related field.

    8 Years of relevant experience in Hotel or Student Dorms, Facilities Maintenance, preventative Maintenance, Tenant Improvement and large scale construction projects.

    Working knowledge of PC Spreadsheets and word processing, database and report creation software.

    Strong creative, organizational, problem solving and time-management skills able to take project from start to finish with minimal supervision.

    Excellent interpersonal and communication skills.

    Must be able to work well with tight deadlines and in a team environment.
