Job Description:
As a Building Engineer, you will primarily be responsible for the pre-diagnosis, troubleshooting and repair scheduling of building systems. You may also be expected to perform interior and exterior routine and repair maintenance in our apartment community, including but not limited to HVAC, carpentry, electrical, plumbing, painting, and appliance installation and repair. You will be required to communicate effectively with residents, guests, and team members while operating in a safe manner to uphold safety and operations standards.
Key Responsibilities:
Provide leadership to the team, anticipating potential problems and taking preventative actions
Strong understanding of commercial-scale mechanical and refrigeration systems with the ability to pre-diagnose and troubleshoot prior to scheduling repairs/replacement
Coordinate the implementation of preventative maintenance and oversee throughout the process
Responsible for setting scope, technical specifications, budget tracking, schedule, subcontractor/vendor bidding and management as well as implementation of facility and maintenance projects
Build and maintain strong customer relations with subcontractors, vendors, and internal customers
Plan project specific work schedule, help manage independent contractors' work schedule, day to day job activities and coordination of material and equipment requirements
Qualifications:
Professional Experience:
Minimum 8 years of experience in Facilities Maintenance in Multifamily or Hospitality
Advanced experience in two or more trades: electrical, carpentry, plumbing, HVAC, painting, etc.
Strong pre-diagnostic and troubleshooting experience with commercial-scale mechanical and refrigeration systems
Relevant experience in preventive maintenance, tenant improvement and large-scale construction projects
Working knowledge of appliances required
Education:
High school education or equivalent is preferred
Accurately perform basic mathematical functions
EPA Universal Certification required
Certified Pool Operator (CPO) Certification preferred
Computer Skills:
Intermediate computer and Internet knowledge preferred
Ability to use all on-site resident management software functions preferred
Physical Demands:
Physical demands may include the ability to lift up to 50 pounds. The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. The team member may occasionally be required to climb. Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus. The team member will be required to work at a personal computer. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends as needed.
