  • Responsibilities

    I. Job Description

     This position supports Estimators and Project Managers through expert knowledge and application of BIM modeling and coordination software. This position is part of the preconstruction team and interacts with both preconstruction and operations personnel as well as the architectural and engineering design teams. Additional tasks include estimating and other preconstruction support efforts.

    The position also assists on-site construction management teams by working with subcontractors and utilizing their fabrication models for clash detection and installation coordination.

    Applicant must have the ability to communicate and interact effectively and professionally with all levels of employees, both management and staff alike, vendors, clients, subcontractors, and others.

    II. Primary Job Functions and Capabilities

    1. Revit
      1. Use REVIT 2019 and later versions to create working 3D models.
      2. Ability to create and manipulate custom families, parameters, view/project templates, and schedules.
      3. Understanding and manipulation of project options and phasing.
      4. Prepare shop drawings and details in 2D or 3D for self-performed work.
      5. Link design team models and export CAD or PDF files for use.
      6. Supplement models by creating representations of missing elements, special conditions/construction, or deviations from design where scope gaps would otherwise exist.
      7. Reviewing models produced by designers for completeness, model issues/integrity, and accuracy.
      8. Understanding of and ability to implement industry accepted best practices or standard operation procedures for modeling and file management.
      9. Knowledge of Revit Cloud Models, BIM 360, and other common means for collaboration and file sharing.
      10. Rendering and animation abilities are a plus.

       

    2. Navisworks
      1. Create and maintain a master .NWF coordination file by integrating models from different design programs using Navisworks.
      2. Run clash detection, and issue usable reports as applicable.
      3. Lead clash detection review/BIM coordination meetings with subcontractors either from the office or at the jobsite.
      4. Understand and implement varied BIM coordination processes tailored to project timelines and scope.
      5. 4D BIM modeling for construction sequencing, timeliner animations, or video walkthroughs are a plus.

       

    3. Other Programs
    1. Use Sketchup to create conceptual diagrams and plans that would relate to estimates presented to owners.
    2. Use Sketchup to create images or models for marketing to use for proposals, presentations, or marketing materials.
    3. Latest versions of AutoCAD as applicable to create shop drawings for self-performed work.
    4. Latest versions of AutoCAD as applicable to create control drawings for site and building field layout.
    5. Use Assemble for quantity takeoffs and model analysis.
    6. Bluebeam, Plangrid, and others as necessary to accomplish assigned tasks.

    III. Secondary Tasks

    1. Estimating
      1. Perform takeoffs for estimating purposes from several programs including Assemble, OST, CAD, Revit, and Bluebeam.
      2. Create models of systems in order to perform quantity takeoffs.
      3. Assist in development of historical costs and estimating data.
      4. Interpret and scale architectural, engineering, or construction drawings.

       

    2. Preconstruction
      1. Analyze construction documents and models at all phases of design for analysis of constructability, accuracy, and coordination among design disciplines.
      2. Assist preconstruction project managers with estimates and subcontractor pricing.
      3. Understand construction sequencing, order of installation, and basic construction scheduling.
      4. Maintain project files/documentation.
      5. Evaluate various materials, equipment, and building systems.

       

    3. Bidding
      1. Participate in pre-bid and bid day activities.
      2. Prepare bid submittal documents.
      3. Solicit subcontractors and track subcontractor participation.
      4. Participation in subcontract buyout, negotiations, and contract drafting.

       

    4. Client Relations
    1. Provide service to clients beyond what they are expecting.
    2. Maintain personable relationship with Owner/Architect/Consultants as well as internal company personnel.
    3. Maintain relationship with subcontractors.

    III. Education

    1. Minimum associates degree or relevant experience in related field.
