    Job Description

    TURNER & TOWNSEND has been engaged to provide Owner’s Representation and cost management services on a large, commercial office, tenant improvement project for a global technology client in Seattle, WA.

    We are seeking a COST MANAGER with experience working on construction projects to holistically own cost control and cost reporting for this project with oversight from Senior members of our project team and guidance from Cost Management Leads in our Seattle business. This is a client facing role and will interface with all members of the Turner & Townsend and wider project teams.

    • Holistic ownership of monthly cost reports for presentation to the client.
    • Coordinate cost information to inform the client when making cost related decisions.
    • Coordinate with the architect and GC to develop cost estimates for additional scopes of work requested by the client.
    • Review, quantification and negotiation of change orders with the General Contractor throughout the construction lifecycle.
    • Preparation and ownership of cash flow forecasting.
    • Review and validate monthly pay applications from the General Contractor.
    • Review invoicing from design consultants and Client vendors.
    • Prepare Purchase Requisitions for client approval.
    • Provide input into value engineering exercises.
    • Manage Cost impact / contingency management and commitment tracking logs.
    • Ensure that final accounts are negotiated and agreed in a timely manner.
    • Compiling as built cost estimate records for benchmarking purposes.

    THE IDEAL CANDIDATE WILL HAVE:

    • 3-5 years’ experience in the construction industry with a good understanding of the role of a cost consultant.

    • College degree in Construction Management, Engineering or a related field is strongly preferred.

    • Proficiency with Microsoft suite of applications.

    • Advanced skills with spreadsheets, charts, and presentations.

    • Excellent interpersonal, verbal and written communication skills.

    • Drive to be proactive and self-motivated.

    • The tenacity and ambition to inject value and create solutions.

    • Ability to develop good working relationships with project teams.

    • Experience with client specific systems.

    • Good organization skills, ability to multi-task, prioritize, and be a team player.

    • Passion and enthusiasm for construction and numbers!

    • Strong analytical skills and proficiency using spreadsheets.

    • Experience using estimating software, e.g. on screen take off, Revit is preferred.

    • RICS accredited or working towards accreditation is valuable, but not required.

    • Experience working in the Pacific Northwest is preferred.
