    Job Description

    VCDC is a nonprofit organization that specializes in supporting community and housing development through our managed financial programs and collaborative consulting. We work with our community partners to create flourishing community where neighbors thrive.

    WE ARE LOOKING FOR A CANDIDATE TO SUPPORT OUR NETWORK OF AFFORDABLE HOUSING DEVELOPMENT PARTNERS THROUGHOUT VIRGINIA AND THE SURROUNDING STATES. This position will oversee a portfolio of approximately 10 projects at any time that range in status from pre-development through construction. The position will also help grow VCDC relationships with community-based mission-driven partners by conducting outreach and identifying and readying new partners/projects for investments by VCDC’s Equity Funds.

    This is a mid-level relationship and project management position that is well suited for someone that has prior experience at agencies that finance, develop or support housing and community development, a knowledge of the Low-Income Housing Tax Credit program, and an expertise in developing, analyzing, and managing project budgets.     DUTIES/RESPONSIBILITIES:

    • provide technical assistance to partners in pre-development phase including identifying community needs, assembling the professional team for the project, modeling project feasibility, preparing applications for funding sources, mitigating risk, and maneuvering development issues
    • preparing cost and operating pro formas for potential acquisitions/rehabilitations/new construction
    • ·review proposed legal documents for real estate and partnership closings and ensure that paperwork is accurate, and closings occur on schedule
    • work with Development Team and VCDC leadership to identify, evaluate, and pursue new opportunities for development

    ESSENTIAL ATTRIBUTES/SKILLS: someone who has proven experience building and sustaining relationships, mission and values driven, exceptional project management skills, detail oriented and data analysis focused, flexible with a high ability to adapt to frequent change, analytical and creative problem solver, collaborative and community minded

    Frequent statewide and regional travel is an integral part of this position and a valid driver’s license is required. This position is a part of the VCDC Development Team and is managed by the Director of Development.

    EXPERIENCE & EDUCATION

    A College Degree and/or unique lived/employment experience that will help you successfully service up to 10 clients/projects at a time is required. A Master’s degree in Urban Planning, Business Administration, Economics or Public Policy is preferred.

    We are looking for someone with a minimum of five years of relevant experience in developing housing and/or community development projects and/or supporting programs that are housing and/or community development focused.

    It would be helpful to know you have experience working with the following applications and/or your comfort using integrated technology solutions: Office 365, Excel, CRM software, project management tools
