Overview Atlas Rental Property is one of the fastest growing property management companies in the Southeast. We currently manage approximately 2000 rental properties in North and Central Alabama as well as Chattanooga, Tennessee with plans to continue expansion in new and adjacent markets. We are seeking a Vendor Maintenance Coordinator to interact with tenants and vendors. This is a fully in-office role that reports to our Birmingham corporate headquarters.

Primary Responsibilities
Identify and onboard potential vendors
Communicate and work with vendors on open work orders
Monitor and close work orders
Assist with estimates for external maintenance including projected time and materials
Invoicing for internal maintenance techs
Review bills/invoices for completion
Strive for complete tenant and homeowner satisfaction
Answer and direct phone calls
Handle in-person/phone inquiries and complaints (including tenant escalation calls)
Report quality issues
Order supplies
Miscellaneous duties assigned by leadership
Role Requirements
Property Management and/or Maintenance Administrative experience is preferred
Proficient in Microsoft Word, Microsoft Excel and Google Suite
Ability to clearly and calmly communicate with tenants, vendors, and co-workers in a courteous and professional manner
Strong problem-solving skills
Strong multitasking and organization skills
Ability to provide excellent customer service
Total Compensation
The compensation package for this role includes a base annual salary of $45,000-$47,500 as well as the potential for performance bonus up to 25% after six months in role. We offer a comprehensive benefits package including PTO accrual that begins on day one and 401K with employer contribution after one year of service. We observe eight paid holidays in addition to PTO accrual and we offer paid parental leave after one year.
