- Construction industry experience
- Experience with lien releases, W-9's and Certificates of Insurance
Job Description
- Input & maintain new jobs, budgets, & contracts in Yardi Job Cost for TI’s & CM/MF IM3’s
- Code invoices and send to AP for processing
- Verify accuracy of invoices & request any necessary revisions
- Work with vendors to collect proper paperwork needed in order to process invoices
- Lien releases, close-out documents, signed CO’s, COI’s, W9’s
- Track TI overages, invoice the Tenant, and request for the charge to be posted to their rent statement
- Keep the Director of Construction’s TI project trackers accurate
- Code & sign off on PCARD purchases for 6 employees
- Update Accounting’s Cash Flow Tracker with current budgets and costs spent to date
- Send out monthly TI/Landlord Work reports
- Work with Construction & Operations during quarterly distributions to determine revisions needed
- Review & process TI Allowance reimbursement draw requests for Tenant performed TI’s
- Provide the CM’s & Construction Director with a project’s financial breakdown whenever requested
- Work with the Construction Director to approve new jobs and budget revisions in Yardi
- Review Lease language for Landlord obligation on TI’s
- Prepare PO’s, Notices of Non Responsibility, and initial contract drafts
- Track preliminary lien notices
- Provide year-end accrual support
- Misc. administrative work when requested
