We are seeking an experienced property manager for our 110 unit portfolio located in King County. Most buildings are located 15 to 20 miles south of Seattle and a single building of 39 units is just north of the Seattle city limits. Duties for this full-time position include all aspects of marketing, leasing, renewals, and tenant management. Nearly all buildings in this stable portfolio have been recently renovated and the ownership is local and involved. For the right person, this position offers excellent long-term potential for increases in income and career growth as we grow the number of units under our ownership.

Applicants must have an extensive knowledge of current landlord-tenant law, fair housing law, and good people skills. The ideal candidate will have at least five years of experience in leasing and property management with multi-family properties. All applicants must be personable, professional, computer literate, and own reliable transportation.

Duties will include, but not limited to:

· Marketing, unit tours and tenant screening

· Responding to tenant inquiries, including after hour emergencies

· Enforcing lease compliance, creating, and delivering tenant notices

· Monitor and maintain property curb appeal

· Providing weekly reports to ownership

· Track and serve lease renewals and notices

· Move-out inspections and managing turnovers

· Initiating and managing collections, if needed

The compensation will be paid as a base salary plus a percentage of collected rents. Performance based bonus compensation is also assessed annually. This position offers flexibility in work hours and schedule, but weekend and post business hour work will sometimes be required. Candidates must be self-motivated, organized, and able to work autonomously.
