    Job Description

    The Vice President, Investor Relations & Strategic Partnerships is a leadership role that directs Public Storage’s investor relations (IR) program and advances broader corporate strategic initiatives. This leader will partner closely with executive leadership in developing, organizing, and communicating corporate messaging to the financial community. Additionally, the role will afford the unique opportunity to work across Public Storage’s corporate strategy, corporate development, capital markets, M&A, sustainability, and other key initiatives.

    PRIMARY RESPONSIBILITIES

    Investor Relations

    • Design and execute a comprehensive IR program that effectively conveys Public Storage’s competitive advantages, strategies, and leadership position to the financial community

    • Foster and own relationships with REIT dedicated and generalist institutional investors, retail investors, and sell-side analysts, acting as Public Storage’s main day-to-day relationship liaison and voice as well as the eyes and ears for management. Develop investor targeting lists and strategies.

    • Assist executive leadership with quarterly earnings including, messaging ideation and input, Q&A preparation, competitive analyses, analyst/investor feedback, and materials

    • Conceptualize, partner on, and prepare investor presentations, press releases, supplemental packages, M&A presentations, annual reports, Board materials.

    • Review and advise on SEC reporting

    • Plan, coordinate, and participate in management communications calendar including investor meetings, roadshows, industry conferences, property tours, and investor days

    • Monitor, analyze, and summarize sell-side analyst models and notes to understand investment community expectations and key assumptions while ensuring accuracy of models and narratives

    • Assist finance team on capital markets activity, including debt, preferred equity, and common equity issuance and redemption

    • Direct common and preferred equity dividend amounts, allocations, funding, and taxes

    • Administer shareholder and JV relationships, including reporting, taxes, tender offers, and partner services

    • Partner with teams including operations, finance, capital markets, real estate, technology, HR, and sustainability in various capacities to help drive broader corporate initiatives

    Strategic Partnerships

    • Develop deep understanding of Public Storage’s business in support of cross-functional corporate teams and strategies

    • Partner with senior leadership to identify and execute opportunities for innovation, efficiency, and growth

    • Serve as liaison between executive leadership, internal teams, and external partners

    • Identify and manage external partnerships with industry and non-industry participants, VC firms, and proptech innovators

    • Identify, create, and present business cases for new initiatives and partnerships to executive leadership team

    • Develop strategies and project plans for initiatives, including objectives, timelines, resources, KPIs, and ROI estimates

    • Track initiative and partnership performance, identifying and remediating issues while leveraging successes

    • Communicate ongoing progress and findings to stakeholders at various levels

  • Qualifications

    Qualifications

    Education

    • BA or BS degree required (finance, economics, real estate, or related field preferred)

    • MBA, CFA designation, or equivalent advanced credential preferred

    Experience

    • 15+ years of progressive experience in investor relations, corporate development, investment banking, equity research, or institutional investing

    • Experience in real estate (particularly with real estate investment trusts) preferred

    • Proven track record managing investor relations for a publicly traded company preferred

    Abilities

    • Ability to effectively collaborate with internal and external stakeholders at all levels

    • Expertise in finance, accounting, public company reporting, and modeling/valuation techniques used by investors and analysts

    • High level of intellectual curiosity and strong desire to play an active role in broader business initiatives

    • Strong verbal and written communication skills, including presentation development and public speaking

    • Advanced proficiency in Microsoft Office, including Excel for modeling and PowerPoint for presentations

    • Ability to work in a fast-paced, constantly changing environment while managing multiple priorities and shifting deadlines

    • Ability to handle confidential information and material with the highest degree of professional responsibility

    • Proficiency with financial databases and research platforms (FactSet, Bloomberg)
