We are in search of a Property Maintenance Handyman who will answer to our Property Manager (PM) and Office Manager (OM). The Property Maintenance Handyman (PMH) will possess advanced skills in complex preventive maintenance projects and corrective repair of buildings, equipment and grounds. The PMH will also monitor property system operations and performance and possess several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.
As PMH, you are a key member of our team working closely with the PM and the OM! You will build customer relationships and uphold our standard for excellent customer service. Exemplifying our code of values, you show respect and courtesy to all customers and co-workers.
RESPONSIBILITIES INCLUDE BUT ARE NOT LIMITED TO THE FOLLOWING:
Assist Property Manager (PM) as needed, including building inspections, procuring bids, building operations, project photos and project updates.
Maintain property systems including interior/exterior lighting, HVAC, thermostats, life safety and building security
Check HVAC systems to ensure they are functioning- Adjust accordingly for outside temperature, maintain HVAC units including filter replacements as directed, handle HVAC complaints, check HVAC, door, lighting time clocks and mark sign-in sheets
Walk-through building spaces regularly to check for temperature irregularities
Check vacant spaces regularly
Monitor tenant move outs and move ins
Inspect roofs/houses/sites regularly
Monitor and fill dumpsters when needed to clear/clean job sites
Electrical including bulbs/ballast replacement, plumbing, painting and carpentry as required
Lock/keys – repair and install new locks, prepare all necessary keys and provide keys to main office
Patrol building exteriors for garbage, sweep lots and walks as needed, Check exterior lighting
Repair mechanical equipment as directed
Preventative maintenance groundwork as required
Miscellaneous troubleshooting and problem solving, reporting any property problems to immediate supervisor
Errands as required, including picking up supplies at various venders as required
Maintain an inventory list for needed supplies, Properly mark store purchase receipts and submit weekly
Keep a timely log of work lists and maintenance performed
Periodically coordinate turns/flips/rehabs with workers or subcontractors
QUALIFICATIONS
Bi-Lingual highly preferred to communicate with Subcontractors
Minimum 5 years of PMT experience
Clean Driving Record (Company Vehicles Provided)
Knowledge of building systems including HVAC, electrical, plumbing & Fire Systems
Mechanical aptitude
Excellent computer competency, email, maintenance software, etc.
Good tenant relations
Available for after hours on call emergencies
Must be punctual with excellent time management skills
Polite, courteous and helpful at all times
Professionalism at all times with a “can do” attitude
Able to work under pressure
Wears company shirts/uniform during working hours
COMPENSATION
$40,000- $45,000 DOE
