Job Description

We are looking for an ambitious foreman to join our team! As a foreman, your main responsibility will be to complete projects in an efficient manner either on your own or with a team of other laborers.

We are expecting you to have a solid experience in construction and carpentry, outstanding leadership personality, and ability to make decisions in complex situations. We also expect that you have excellent communication skills and that you will be constantly sending information to the project manager.

Duties and Responsibilities

1. Plan, implement and manage construction/carpentry tasks in accordance with priorities and goals
2. Produce employee and project schedules
3. Manage and monitor members' attendance and work
4. Adhere to relevant safety regulations
5. Manage and guide the use of machinery and equipment
6. Monitor expenditures
7. On-site project progress review
8. Negotiate with vendors and subcontractors
9. Peacefully resolve any emerging problems and issues
10. Allocate and delegate responsibilities
11. Supervise, train, and give feedback to workers
12. Ensure labor and other resources as necessary
13. Prepare and present progress
14. Adhere to all local and state regulations for residential construction
15. Ability to learn and adapt to the technology that we use (Podio, Buildertrend, Google Sheets)
16. Good time-management skills
17. Critical-thinker and problem-solver
    

Work Priorities

1. Create scopes of work
2. Estimate repair costs of rehab project using our analyzer:
3. Make Ready repairs for recently vacant rentals
4. Evaluate recently vacant houses and create scope of work
5. Maintenance Service Calls to rentals
6. Assist with punch list repairs after third party inspections
7. Investigate and diagnose home repairs
8. Secure houses on eviction days
9. Change order Evaluations
10. Attend occupancy inspections
11. Timeline and quality control of projects
