    Job Title: Property Manager and Accounts Receivable Clerk
    Department: Accounting
    Reports To: Controller

    Compensation : Hourly, $14-22 per hour depending on experience

    Job Summary

    • Compiles and maintains the company’s accounts receivable records and performs general office administration tasks.
    • Manages ~50 rental properties through marketing, showing, evicting, documenting, collecting rent, and resolving maintenance issues and concerns.

    General Accountabilities

    • Collecting rent and other property fees from tenants and individual owners
    • Paying property expenses, including taxes, mortgages, payroll, insurance premiums and maintenance costs
    • Reporting the property’s financial status, occupancy and expiring leases to property owners
    • Meeting potential tenants, showing them the property and assessing their applications in accordance with anti-discrimination laws
    • Advertising vacant properties and hiring a leasing agent to find tenants as needed
    • Inspecting properties and arranging for repairs and new materials as required
    • Arranging contracts for maintenance, trash removal, landscaping, security and other ongoing services and managing disputes with these service providers where appropriate
    • Investigating and resolving property complaints and rental violations
    • Checks figures, postings, and documents for correct entry, mathematical accuracy, and proper codes.
    • Answers customer inquiries
    • Prepares accounts payable and receivable checks
    • Compiles receivable reports
    • Maintains all receivable files
    • Prepares analysis of accounts
    • Assists in monthly and yearly closings
    • Prepares daily cash and credit card deposits
    • Enters finalized cash receipts and updates accounts receivable ledger
    • Obtains and mails invoice copies for customers, as requested
    • Files check stubs and bank receipts.
    • Researches and processes charge backs, returns, and bad checks.
    • Calls and/or mails correspondence to customers as necessary in order to update accounts.
    • Assist with payroll, timekeeping calculations, filing, answering phones and other clerical duties.
    • Assists with accounting and other support special projects, as necessary.
    • Assists with any office related tasks including accounting, production and human resources
    • Receives visitors.
    • Answers telephones and provides information or refers calls
    • Takes and conveys messages
    • Maintains calendars
    • Runs various errands for the company
    • Operates and assists others in operating variety of office machines, such as: computer, printer, calculator, dater, photocopier, fax machine, telephone, switchboard, postage meter, scales, etc.
    • Performs minor maintenance, e.g., replaces ribbons and toner, and troubleshoots minor problems
    • Performs other related duties as assigned or requested

    Job Qualifications

    • Minimum Education: High School Diploma or equivalent

    • Minimum Experience: 1 year.

    • Preferred Experience: 2-5 years, or equivalent combination of education and experience. Relevant QuickBooks knowledge.

    • Required: Must be fluent in English - writing, reading, and speaking. Fluent in Spanish.
