CONSTRUCTION PROJECT MANAGER – San Diego, CA
WM Builders, a multi-family housing developer based in San Diego, has an opening for a multi-family Construction Project Manager. Incumbent will plan, develop, coordinate and assist in managing onsite construction activities; participate in construction planning; interpretation of contract documents and specifications; assist in preparation of construction schedules, subcontracts; submittals, work plans; resolution and documentation of construction conflicts.
Major Duties/Responsibilities:
Must have multi-family construction experience
Interacts with Project Manager on all aspects of project, from inception to close-out
Reads, understands and implements specific sections of specifications, drawings and plansOrganizes, prepares and monitors technical proposal bid processes
Prepares bid bonds, payment/performance bonds, applications for certificates of insurance, consent of surety
Reads, understands, executes and prepares contract award for submission
Interacts with government and/or private sector regarding modifications to the contract
Attends pre-construction meetings
Monitors and updates current contract log and quote log
Organizes, prepares and monitors submittal process with subcontractors/owner
Prepares, issues and monitors subcontracts; Understands and identifies all construction phase codes
Ascertains all administrative needs prior to Notice to Proceed
Prepares, generates and submits billing information to accounting department and government/owner; Monitors final bills
Research and prepares project past performance information for close-out; follows through with project evaluation
Prepare entire project budgets off construction documents for multifamily projects
Provide take offs and scopes of work for all trades from construction documents.
COMPETENCIES:
Represent company, project and/or department during A/E, client and project management meetings.
Self-starter with strong analytical skills willing to work in a multi-disciplined construction department.
Possess strong interpersonal skills and have the ability to communicate effectively in all settings.
Insure project construction activities comply with company and contract requirements and support overall construction schedule.
QUALIFICATIONS:
3-5 years experience as a Construction Superintendent or Assistant Project Manager with multi-family from the ground up
3-5 years experience with subcontracts and scopes
3-5 years experience in supervising subs and employees
3-5 years experience in podium deck parking structures
3-5 years experience with urban infill development
Experience with construction estimating
Experience in working with 3rd party inspectors
Experience with risk assessment and risk management
10 hour OSHA card a plus
Experience in reading and understanding civil, structural and architectural plans and MEPs and details sheets
Experience in using a GNAT Chart with Microsoft Project
Bachelor’s degree in Construction Management or related technical degree a plus, but not required
Microsoft Office and Scheduling software.
5 years experience with superintendent or assistant project management
All candidates must be authorized to work in the US for any employer, and be able to pass a background check and pre-employment drug test.

PHYSICAL REQUIREMENTS:
The Construction Project Manager is required to walk and or sit all day long
The employee is occasionally required to stand for prolonged periods of time
Regularly required to use hands and fingers to handle, or feel
The employee must occasionally lift and /or move up to 50 pounds
Regularly required to reach with hands and arms
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus
Must be able to hear and speak clearly enough to participate in highly interactive, fast paced conversations
Must be able to work in an open office environment with moderate noise levels and frequent interruptions
Must be able to work in a smoke-free workplace
Must be able to work during normal business hours and occasional overtime to meet deadlines
Construction Project Manager maybe exposed to moving mechanical parts
