    Position Summary: The Residential Property Manager is responsible for attracting quality tenants and maximizing return and occupancy on residential units. This role will coordinate marketing, leasing, and property management for all residential units.

    Essential Job Functions:

    • Coordinate with the CFO and the Property Manager to develop and maintain budgets and provide residential leasing and property management reports, as requested
    • Ensure contracts are within established budgets and continuously strive to identify/implement cost savings while preserving the value of the investment
    • Develop and implement marketing/advertising strategies and market/advertise the properties (online, print, presentations, student and other targeted leasing fairs, radio, etc.)
    • Oversee the Office Coordinator’s marketing initiatives and assist in creating quality, enticing posts
    • Coordinate with the Office Coordinator to update listings and information on the company website and social media platforms
    • Maintain updated knowledge on the micro and macro market on rates and vacancies and suggest price adjustments to landlords accordingly
    • Create and implement plans for filling vacant space
    • Sustain on-campus presence via housing fairs, Greek systems, student organizations, etc.
    • Call vendors to gather pricing quotes to ensure quality, budget-friendly services and supplies
    • Bid, coordinate, supervise, and implement contracts with vendors for contracted services at the properties
    • Provide timely response to phone calls, emails, and in-person visits from prospective tenants to schedule tours and input documentation in AppFolio
    • Maintain the Occupancy Tracking Spreadsheet
    • Maintain and follow the Applicant Workflow Worksheet
    • Create and update new show packets for distribution
    • Process rental applications and collect income verifications, roommate matching forms, and other forms/items needed and maintain appropriate files in connection therewith
    • Facilitate the tenant application process through AppFolio
    • Generate leases and facilitate the execution process; AppFolio or manually, depending on the property
    • Facilitate move-in (provide move-in packet, walk-through, move-in checklist, keys, correct any problems)
    • Send renter’s insurance, parking, and LES information to new tenants
    • Maintain key fob/Entry Spreadsheet
    • Maintain Electric Switch Spreadsheet and have electricity switched on for new tenants and off for moving tenants
    • Scan and save all digital copies to AppFolio, the T Drive and maintain hard copies
    • Submit work orders/maintenance requests through AppFolio to the Maintenance Technicians and provide a timely response to tenants
    • Correct/repair and enter maintenance issues, communicate with Maintenance Technicians and/or coordinate with approved third-party provider and ensure issues are handled satisfactorily
    • Facilitate routine property checks and suggest capital improvements, as needed
    • Report issues and Implement preventative maintenance at properties, as needed
    • For any major property issues, provide reports summarizing what occurred and the cost to correct it, including multiple bids when possible
    • Assist with tenant issues, as needed
    • Timely and practically facilitate subleases, reassignments, and renewals
    • Issue lease violations, meet with problem tenants, and coordinate with in-house legal team, as needed
    • Create monthly accounts receivable/accounts payable postings in AppFolio (fines, lock-out charges, etc.) and assist tenants with online payment
    • Facilitate move-out; walk through, move-out checklists, assess security deposit deductions
    • Coordinate with the Construction and Development Manager on all future housing projects, including competitive data and marking plans
    • Handle all paperwork and maintain necessary permits for low income housing units
    • Ensure compliance with Fair Housing laws
    • Build positive relationships with tenants and represent the landlords in a professional manner at all times
    • Create and implement efficient processes to create value and increase profits
    • Satisfy the need for flexible schedule to accommodate possible night and weekend demands
    • All other duties as assigned

      Qualifications:

    • Bachelor’s Degree or equivalent education or work experience in accordance with this role
    • Maintain a Nebraska Real Estate Salesperson License

    Working Environment:

    • While performing the duties of this job, the employee is primarily in indoor working conditions. The noise level in the work environment is usually moderate but has an open floor office which may cause louder noise at times. The employee is also subject to outdoor and out of office working conditions.
    • This position must be able to sit for long periods of time, operate a computer, office equipment, and may occasionally lift up to 20lbs. While performing the duties of this job, the employee is regularly required to stand and walk.
