WSH Management is currently looking for a Maintenance Technician for our brand new apartment community in Santa Ana.  The Maintenance Technician will be maintaining a 58-unit property with 5 floors and two elevators. Responsibilities include working with contractors on all warranty issues, to complete all work orders in a timely manner, inspect property and equipment daily.

Apartment maintenance technicians perform repairs and upgrades that keep the interior and exterior of apartment communities in first-rate condition. Daily responsibilities for technicians change continuously from job to job. They may perform electrical and plumbing repairs, or they may paint and do janitorial maintenance work. Apartment maintenance technicians work full-time during the day.  Apartment maintenance technician is also required to be on call for emergency repairs and work irregular hours when needed.

ESSENTIAL FUNCTIONS INCLUDE:

1.     Inspect property and equipment daily to determine need and extent of service, equipment required, type and number of operation and maintenance personnel needed.

2.     Respond to service requests on a first in, first out, (except in the case of an emergency) and in accordance with Fair Housing guidelines.  Document to accurately describe work done, parts used, disposition and time spent.

3.    Review and update quarterly, semi-annual and annual preventative maintenance schedule to include changing HVAC filters, fire detector batteries, other types of safety devices, cleaning gutters, and inspecting for leaks.

REQUIREMENTS:

• 2 years facilities/apartment community/maintenance/porter or relevant experience
• Hard working with the desire to obtain on the job training.
• Candidate will be required to pass a background and drug screening. (A conviction will not necessarily disqualify you from employment with WSH Management.)

• Salary: $22.00 per hour
