    As a Property Manager, is responsible for the successful day-to-day financial, administrative, maintenance, and sales operations while achieving company standards and delivering above-average customer service. Will oversee and manage the financial and operational facets of the community by keeping track of accounting for individuals’ communities while communicating accounting. The Community Manager is responsible for ensuring operations comply with company policies and procedures, and federal and state regulations

    What you’ll be doing…

    Maintain community occupancy by effectively retaining residents and successfully marketing the community to attract new residents

    Promote resident satisfaction and retention through ongoing communication and addressing concerns resolving issues, providing world-class service, and exemplifying professionalism

    Following up with team members to ensure completion of service requests, and other community maintenance and/or upkeep items

    Ensure that all community reporting is completed on time (i.e., financial reports, master plan report, lead traffic report, marketing reports)

    Inspects and confirms the status of all vacant home; oversee and ensure that established preventative maintenance programs are implemented

    Analyze current market data to identify trends that may impact the performance of the community and work with the staff and others to develop and implement marketing plans that drive occupancy and revenue growth.

    Oversees the lease/HOA enforcement process by conducting periodic home inspections following proper notice requirements. Coordinate and communicate with HOA Board members regarding a meeting and follow up on action items from the meeting minutes, respond to HOA requests, and process monthly assessment fees, late fees, and other charges as allowable and stated in the terms of the HOA bylaws.

    Increase revenue while maintaining controllable expenses including revenue collections and delinquency control

    Coordinate work activities and services from vendors and other contractors as needed by researching and identifying needs, manage capital improvement projects by negotiating contracts, proposals, and quotes, monitor progress, processing/approve purchase orders and invoices and ensure open communication between vendors and/or corporate teams.

    Operate within budget and purchasing guidelines

    Inspects homes prior to move-in and ensures homes are ready and schedule any outstanding items to be addressed with team members

    Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring the validity of certificates of insurance, coding charge to appropriate chart of accounts, and managing communications between vendors/contractors, accounting and client/owners as needed

    Maintain curb appeal by walking/inspecting the community and vacant home on a daily basis, and communicate maintenance and upkeep items to the appropriate team members

    Completes daily transactions and tasks related to the financial operations of the community by collecting and posting rent, fees, and other payments, preparing daily bank deposits and reconciling bank accounts, preparing basic financial reports, and processing invoices and payables.

    Follows company policy and procedure related to evictions by providing proper notices requirements, evicting residents, and representing the community in court hearings and eviction proceedings as needed

    Process resident move-ins and move-outs by reviewing lease terms and notice requirements, applying deposit and lease cancellations fees if applicable, and processing the disposition in accordance with established procedures and legal requirements

    Coordinate and lead staff meetings, as necessary

    Extra points if you have obtained these preferred qualifications…

    High school diploma/GED, Bachelor’s degree strongly preferred

    Three to five years of experience in property management along with one to three years of supervisory experience, or an equivalent combination of experience and education.

    Experience in Class A properties is strongly preferred

    Proficiency in Yardi is a plus

    Customer service and conflict resolutions skills to overcome objections and resolve issues.

    Reliable transportation and a valid driver’s license required

    Must be proficient in re-positioning of newly acquired assets while operating multiple renovation processes simultaneously

    Strong communication skills with the ability to apply common sense understanding to carry out written or oral instructions

    Ability to multi-task and attention to detail and prioritize
