  • Responsibilities

    We are searching for a full-time Maintenance Manager to support the Property Manager and Regional Manager in the completion of the day-to-day activities at our property (properties), involving the maintenance of the buildings, equipment, appliances and machinery, electrical, plumbing, grounds-keeping, security and overall facility appearance. The individual will perform a variety of duties involving strenuous manual labor preparing apartments to be rented and resolving maintenance work orders submitted by our current residents. HVAC Certification is required.

    ESSENTIAL FUNCTIONS:

    Communicate and coordinate with Property Manager daily on make ready’s and update white board accordingly.

    Supervise and direct the work of maintenance personnel with the assistance of the Property and Regional Manager.

    Ability to main a high level of customer service for guests.

    Ability to create and maintain a good rapport with guests.

    Coordinate, direct and oversee vendors as necessary.

    Maintain a clean property and job site, picking up all tools and equipment as work is completed and secure job site each day in order to eliminate potential hazards.

    Material handling and storage, such as, moving and/or installing appliances and furniture.

    Repair and/or replace light switches, wall receptacles, circuit breakers, interior and exterior lighting, bath exhaust and range hood fan motors, kitchen and bath fixtures, all loose or missing caulking, ceiling fans, locksets, hinges, doorstops or other door closures damaged door casings, jambs, trim, etc.

    Repair, adjust and replace commodes, toilet seats, water tanks/floats, flush valves, water level control valves, and flush valve assemblies.

    Unblock stoppages in drain lines.

    Touch-up painting.

    Keep walls, doors, cabinets, and furniture in good condition, repairing scratches, gouges, and dents in doors, cabinets, and walls.

    Repair damage to wallboard, plaster, and masonry.

    Routine maintenance on appliances, HVAC units, and other pieces of equipment located in the complex. Maintenance procedures to include cleaning, oiling, lubricating, and adjusting appliances.

    Ensure grounds and common areas i.e., laundry room, pool, courtyard, walkways are kept clean. This includes sweeping, vacuuming, picking up trash and animal feces.

    Ensure employees are using personal protective equipment and following proper safety and incident reporting procedures.

    Report resident guideline violations to the Property Manager or Regional Manager.

    Disassemble and assemble cabinets, countertops, vanities.

    May remove stains from such surfaces as rugs, drapes, walls, and floors using chemicals and cleaning solutions.

    Sweep walks, rake leaves, cut grass, and perform other incidental seasonal duties.

    Other duties as requested by Management.

    KNOWLEDGE, SKILLS and ABILITIES

    Ability to use equipment and tools properly and safely.

    Must be able to manage priorities, coordinate schedules and delegate responsibilities effectively.

    Must have excellent communication skills

    Ability to understand, follow and transmit written and oral instructions.

    Ability to meet attendance schedule with dependability and consistency. This includes being available to respond to emergency calls after hours and on week-ends.

    Must be able to lift, push, pull or carry objects, use abdominal and lower back muscles to provide support over time without fatigue.

    Requires good manual dexterity (hand, hand with arm, two hands) and multi-limb coordination.

    Sweeps, vacuums, mops, scrubs, waxes and may polish floors using industrial vacuum cleaners and scrubbing and buffing machines.

    Excellent stamina is required.

    EDUCATION, TRAINING AND EXPERIENCE:

    Combination of education and exp. that demonstrates the knowledge and ability to perform the job. Specifically, previous plumbing, electrical and construction experience is required.

    Experience in the hospitality industry is a plus.

    HVAC Certification is required.

    SPECIAL REQUIREMENTS:

    Will be required to use personal vehicle, in accordance with the company Auto Policy, for business purposes. Must provide a valid and appropriate state driver’s license, as well as, vehicle registration and auto insurance prior to employment.
