  • Responsibilities

    Client in Galleria area, Houston, Texas is seeking an Asset Manager to join a growing company. 

    Responsibilities:

    The Asset Manager will be responsible for the oversight of a diverse portfolio of properties

    including office, hospitality, multifamily, retail, skilled nursing facilities, and life sciences.

    Duties:

    • Asset Management
    • Develop and implement annual business plan for each portfolio asset
    • Provide day-to-day oversight of each property in conformance with the business plan
    • Direct and monitor third property management and leasing companies
    • Review financial reports to monitor performance
    • Prepare information for management and investor reporting
    • Perform periodic, thorough property/portfolio valuation and disposition analyses
    • Manage and validate construction and draw request process in conformance with
    • Conduct period site visits and provide site observations for portfolio

    Other Responsibilities:

    • Conduct due diligence on potential investments and lease prospects
    • Assist in structuring new investments
    • Manage property disposition

    Annually:

    • Work with internal and external partners (PM and Leasing) and create annual
    • Work with internal and external partners (PM and Leasing) and approve CAM reconciliation

    Monthly:

    • Review monthly property financials
    • Evaluate CapEx needs compared to CapEx reserves and cashflow. Execute CapEx
    • Conference call with leasing and PM teams to discuss activity and where areas of operation
    • Ensure AR is captured and appropriate measures are taken via 3rd party's where needed.
    • Consult with leasing teams on market dynamics, rate, etc.
    • Monitor loan maturity dates and tenant roll, reducing exposure

    Weekly/Daily:

    • Evaluate LOI's (as received), calculate payback period, make recommendation to owner.
    • Work with internal counsel to ensure that the spirit of the LOI is captured in the Lease.
    • Review/Approve internal loan payments/invoices.
