    JOB SUMMARY: 

    Responsible for managing content on our website along with MLS for specific Division.  Works with Marketing to create and review targeted marketing materials to drive traffic to communities.  Responsible for assisting with division internet/phone sales leads and other leads as assigned, including follow up directly with the potential buyer to assess preferences and needs; discussing potential buyers and scheduling of appointments with New Home Consultant(s) at preferred community(ies) ; and transitioning leads to appointments and ultimately to sales.  Requires the ability to build solid relationships with customers utilizing strong selling skills.  Also requires knowledge of and the ability to deliver accurate and educational information about our homes and communities within division. 

    DUTIES AND RESPONSIBILITIES: 

    • Audit the website for corrections, updates, creative changes and other items as needed.
      • Check inventory and base pricing for accuracy
      • Review phone numbers and directions to communities
      • Adjust inventory completion dates in JDE as needed
      • Work with NHC’s in each community to update community descriptions, amenities, features, etc.
    • Create “job requests” for eblasts to be sent each week for individual communities, homes and other upcoming events.
      • Work with Marketing and Sales Managers for verbiage and content for each eblast
      • Work with Sales Manager to prioritize communities/inventory homes to target marketing
      • Work with Marketing Manager to create promotional eblasts for current incentives
    • Update Inventory home photos on website daily as new photos are available
      • Check Newhomewatch.com for updated photos
      • Work with NHC’s to provide community/homesite specific photos
      • Schedule one day a week in the field to visit a community for additional photo opportunities
    • Assist in managing MLS listings so they are received from the NHC’s in a timely manner and submitted to the appropriate realtor for immediate entry into MLS
      • Bi-weekly audit MLS to current inventory list for newly started homes
      • Receive and review MLS paperwork from NHC’s; audit MLS listings for completion and correctness
      • Audit MLS photos weekly and provide listing agents with updates as home progresses
      • Provide MLS listing agent any price changes immediately
    • Assist Internet Sales Associate with all sales duties as needed. This includes but is not limited to responding to calls and e-mails from customers, setting appointments, follow up with customers in order to cover vacation and after hour time frames as instructed
      • Enters leads into CRM database
      • Meets and greets customers providing general information on homes and communities. Using selling skills, asks probing questions to uncover buyers needs and preferences
      • After assessing prospective homebuyers initial needs and preferences, mails/e-mails appropriate information packets; seeks out additional prospect information to assist in determining appropriate product, pricing, time frame, and location
      • Schedules appointments with New Home Consultants for meetings with potential home buyers, and arranges personal tours at preferred communities; creates marketing strategies to encourage customer appointments
      • Demonstrates knowledge of M/I Homes’ product features and benefits
      • Practices and develops essential skills in sales and marketing techniques; studies and applies appropriate Company guidelines; and performs research to increase knowledge of communities.
      • Answer phones and respond to e-mails timely
    • Assist the Marketing Manager as needed
      • Create inventory flyers, promotional materials and deliver marketing material to specific communities as needed
      • Assist in setting up for sales meetings
      • Assist in setup and break down at community events as needed
    • Attends weekly sales meetings to review sales, marketing and internet strategies
    • Assist in special assignments as needed.

    Required Skills

    MINIMUM EDUCATION EXPERIENCE: 

    4 year degree is suggested versus required and industry experience preferred.

    SKILLS AND ABILITIES: 

    • Ability to work independently
    • Ability to interpret, analyze and evaluate given information relative to selling techniques and potential home buyer issues.
    • Self-motivated with persuasive, enthusiastic and customer-service oriented personality and good negotiation and organizational skills; detail-oriented aptitude.
    • Excellent verbal and written communication skills for high interaction with a variety of people inside and outside of organization.
    • Decisiveness and good judgment, problem-solving and analytical skills. 
    • Maintains a positive and helpful attitude – team player.
