  • Responsibilities

    This position assists the Chief Engineer in performing routine repair, maintenance and cleaning of the building and its perimeter, as well as responding to emergencies and other non-routine tasks and issues. Maintenance tasks include carpentry, painting, plumbing and electrical repairs to help maintain the building in the best operational, safe, and efficient condition.

    POSITION RESPONSIBILITIES

    • Responsible for cleaning, maintaining, and if necessary replacing building fixtures including; lights, locks, windows, doors, flooring materials, gutters and drains.
    • Performs routine preventative maintenance on HVAC equipment and related systems to ensure that the building systems operate efficiently, and that the physical condition of the building is maintained at a consistently high level.
    • Fulfills work order requests as needed for the common areas, and, where necessary, for our residents.
    • Assists Chief Engineer on projects and repairs when necessary.
    • Assists in maintaining Engineering Shop, any equipment rooms, and storage areas in a neat, organized and secure condition.
    • Attends on-going training.
    • Able to maintain pool chemical levels, and also regularly checks and cleans pool and pool deck to make sure that they are always in their best condition.
    • Pressure washes perimeter sidewalks, alley and Loading Dock area on a regularly scheduled basis, and also when necessary to keep these visible areas looking their best.
    • Able to monitor and troubleshoot our fire and security systems when an issue/situation occurs, so they can clearly describe the issue to monitoring/maintenance personnel if there is an occasion when it is necessary to call them and/or request that they come to our building due to an issue/situation.
    • Able to work in a fast-paced environment, with the ability to prioritize and then re-prioritize work orders during the day with the assistance of the Chief Engineer.
    • Perform other duties as required, when requested by management.

     

    OPERATING SKILLS, KNOWLEDGE & ABILITIES

    EDUCATION/TRAINING:

    • High School Diploma preferred.

    • 4+ years of verifiable previous experience working as a Maintenance Engineer in

    • Maintains current knowledge in the field of maintenance, repairs and replacements.

    • Previous experience in residential high-rise or hotel/resort maintenance is a definite plus. Experience in a high customer service/hospitality environment is also seen as a plus.

    • Must possess strong maintenance and repair skills in HVAC, MEP (Mechanical, Electrical, Plumbing), and General Maintenance (Cleaning, Painting and Carpentry).

    • Any trade certifications/licenses in HVAC< Electrical, Plumbing, EPA Refrigerants, etc., are a strong plus.

    • Attends industry sponsored educational seminars.

    EXPERIENCE/KNOWLEDGE:

    • Must possess both a strong maintenance background and strong interpersonal skills, as well as knowledge/experience customer service principles and practices.
    • Experience in, and current knowledge of, preventative maintenance tasks, including accurate tracking and record keeping.

    SPECIAL REQUIREMENTS:

    • Physical demands include ability to lift 50 to 100lb, following appropriate safety procedures.
    • Ensures all safety precautions are followed while performing work. Always maintains a safe work environment.
    • Must have excellent time management skills and a strong work ethic, that ensures that they complete all their responsibilities on a timely basis.
    • Able to handle, finger, grasp and lift objects and packages. Reach with hands and arms.
    • Able to repeat various motions with the wrists, hands and fingers to complete tasks.
    • Ability to work in an upright standing or sitting position for long periods of time. Ability to walk and when necessary climb.
    • Ability to work in different environmental conditions - heat, cold, wind, rain.
    • Ability to quickly and easily navigate the building as required to meet the job functions.
    • Ability to detect auditory and/or visual emergency alarms and respond quickly and appropriately. Ability to respond to emergencies in a timely manner.
    • Ability to work extended/flexible hours, weekends, and holidays if required by coverage  for the building. Able to be on-call outside of normal operating hours when required.
    • Must have reliable transportation.
    • Able to work well with others, but also able to work independently without supervision.
    • Computer literate and able to use Microsoft Office applications (Word, Excel, etc.), email, and search engines.
    • Complete all required forms and work orders.
    • Regularly walks floors, including roof checks, looking for problems, especially water leaks and lights out. Reports back to Chief Engineer and/or management, depending on the nature and extent of the problem.
    • Must be reliable, flexible, an on-time.
