    TRI POINTE HOMES IS LOOKING FOR AN EXPERIENCED, DETAIL ORIENTATED, PROBLEM SOLVING INDIVIDUAL TO JOIN OUR TALENTED GROUP AS A NATIONAL OPTIONS PURCHASING AGENT

     

    POSITION HIGHLIGHTS: Responsible for developing and maintaining National Options Program in JDE/application systems and working collaboratively with National Design Studio leadership team to maximize revenue, rationalize options, improve cost management and operational efficiency. Works highly collaboratively with National Accounts/Purchasing, Design Studio, third party vendors and division leadership team members to ensure alignment and support of both strategic and day-to-day tactical iniatives. 

     

     

    POSITION RESPONSIBILITIES:

    • Model and reinforce actions consistent with the Company’s values, vision, and culture and display core competencies listed on the following page(s). Cultivate positive, teamwork, and achievement-oriented work culture within options, purchasing, design, and other departments. Lead by example.
    • Ensure option administration and management processes and systems (including IT-related applications such as JD Edwards and Envision) are set up and utilized for optimal efficiency. This includes proper and regular training and coaching for team members to ensure adoption/utilization of standard processes and systems, as well as key best practices.
    • Work with internal and external business partners on option-related topics, including but not limited to, sourcing new vendors, negotiating option costs, reading and understanding floorplans/blueprints, identifying and solving practical problems, innovating and continuously improving.
    • Evaluate and implement best practices to gain efficiency and accuracy and champion new, innovative products and processes for consideration and implementation; keeping updated on industry trends and customer requests. Interface with various internal and external parties on product development and innovation.
    • Ensure customer expectations are met utilizing Customer Experience feedback, including running appropriate reports in the customer experience software (Eliant & Transport).
    • Provide home office and division leadership teams with enhanced management visibility and reporting, including key analytics that help drive business improvements.
    • Ensure understanding and compliance with company policies and internal control procedures.
    • Work collaboratively with home office and division leadership to drive option revenue opportunities through proper execution and education with team members; analyze option reporting by category and divisions (and community, where necessary) to make suggested changes to offerings and/or pricing based on take rates and to ensure revenue opportunities are optimized and costs are minimimized.
    • Maintain aspects of the Company’s options and purchasing databases (including E‐One, Envision, CRM, and other information systems). Ensure option product offerings are up-to-date in all application systems.
    • Work collaboratively with Design Studio team, Purchasing, Sales, and Merchandising team members to ensure options system is reflecting accurately to customers and Design Consultants, and Sales.
    • Ensure divisions understand how to properly input/handle option requests and change orders. Establish best practices and processes to minimize customer special requests.
    • Create, compile, and maintain an organized/accurate cost database. Continually update budgets to reflect current costs through regular reporting.
    • Anticipate cost increases, decreases, risk of loss of trades, changes in material availability, commodity trends, and the effect that these factors have on any aspect of vertical construction. Ensure that these factors/potential trends are communicated at both the division and home office/national level.
    • Work collaboratively with purchasing and options team to set margins/pricing, levels, and packaged/grouped options that will support increased sales revenue for the design studio.
    • Establish and review regular reporting cadence with home office and local division leadership teams to identify areas of continuous improvement.

     

    POSITION QUALIFICATIONS

    • BA/BS degree.or equivalent combination of education and experience is required.
    • A minimum of 5 years of homebuilding options, purchasing, or other related experience preferred.
    • Strong PC skills required, with a high level of proficiency in Microsoft Office Suite (MS Word, MS Excel, MS PowerPoint, and MS Outlook), Adobe Pro, and internet-based programs such as Internet Explorer and Google Chrome. Prior experience with Enterprise-One/JD Edwards, ShareFile, DocuSign, Envision, and Hyphen Solutions strongly preferred.
