    THE ROLE

    The Acquisitions Associate will source, analyze, underwrite, and manage the acquisitions of commercial investment opportunities for the Company, specializing in multifamily value-add products.

    The Employee’s primary objective in this position is to source discounted opportunities to support the Company’s goal to create a sustainable portfolio of cash-flowing assets that will support growth and stability for existing and future operations and create value for the Company’s shareholders and clients.

    The Employee is expected to possess and attain a wealth of knowledge regarding the Company’s business, markets, & strategies. The Employee should also continue to aggressively educate themselves on contract negotiation, current events, alternative asset classes, and  real estate investment principles.

     

    THE RESPONSIBILITIES

    • Source prospective acquisition assets and sellers based on the Company’s direct and investment criteria;

    • Perform market research and deal due diligence to develop property valuations;

    • Underwrite new investment opportunities, including property valuation models;

    • Collect information necessary for underwriting potential acquisitions;

    • Gather, analyze, and synthesize economic, demographic and real estate market data (rents, expenses, cap rates, etc.) in support of potential investments;

    • Develop financial models including analysis of historical financial statements and preparation of cash flow projections, to assess investor risk and return;

    • Operate within the Company’s systems and softwares (CRM, Google Workspace, Marketing Softwares, Multidialer, ETC.);

    • Hit quarterly and annual purchasing quotas and daily/weekly deliverables;

    • Create and maintain pipeline reports of potential investment opportunities;

    • Work seamlessly with internal and external teams, including acquisitions, legal, asset management, property management, operations, accounting/finance/tax, and capital markets, to provide an integrated approach to the due diligence process;

    • Develop and maintain relationships with real estate brokers and land/property owners;

    • Source and evaluate the financial feasibility of potential acquisitions, determine the scope of new developments/acquisitions, and make recommendations to the investment team based on the findings;

    • Work through transaction diligence to close engaged deals in a timely and efficient manner;

    • Negotiate potential deals by engaging in high level communication between property owners and their representatives;

    • Write, edit, and execute purchase agreements in a timely manner.
